Preparing Your Property for Sale

This guide has been prepared to help home sellers prepare their Properties for Sale in Dubai, Real estate markets around the world seem to be shrinking, so it’s important to prepare and present your property well to maximize the sale price,

Look at your home the way a potential buyer would. If you are buying a replacement home, it shouldn’t be difficult to see your home the way a buyer would. A great first impression can make the difference between selling and not selling. An unmaintained yard with trash, dirty gardens and a front door in disrepair will not leave a good impression.

Below is a list to help you ensure that your property looks its best.

  1. Remove trash

This is usually easy to do, but is a very important element in the presentation of your property.

  1. Landscaping

Landscaping the garden to tidy up the exterior and add to the home makes a great impression. It does not mean a major renovation.

  1. Painting

A quick brush painting of fences and exterior walls can make a great impression. If you can’t paint, at least wash them.

  1. Clean and wash

Clean and organized homes are much more attractive to buyers. Clean windows, clean carpets, dust-free blinds, a clean kitchen, paying attention to the sink and stove, clean bathrooms and don’t forget to use deodorizing products to remove odors (smoking, cooking, etc…).

  1. Repairs

Do plumbing repairs, common fixtures such as windows, doors and cabinets, and screens if possible to good effect.

  1. Create openness

Gather and put away unnecessary items.

7.Eliminate clutter

Remove most items from shelves, cabinet tops and fireplaces to eliminate clutter and create a feeling and sense of space.

  1. A bright home lifts the mood

To create a sense of warmth and appeal, provide good natural lighting in the home, turn on lights as needed and, weather permitting, open windows and doors to create a sense of spaciousness.

  1. Smells should be masked by pleasant scents

Make sure the room smells like roses or something like bread or baked cake. Pleasant scents are often the factor that brings back positive emotions and memories for the customer. Fresh crushed mint is also a winning option.

  1. Mold and Moisture

Make sure that potentially damp areas have good ventilation to remove moisture and mold, which is a sign of dampness. You, as a buyer, will not be impressed with a home with signs of mold, and neither will your buyers. Wipe down any moldy areas with bleach to kill the spores.

  1. outdoors

Make sure children’s toys and pets are hidden or neatly put away. It is also advisable to remove laundry from hangers and remove clothespins from clotheslines.

Take these easy-to-follow tips and impress customers. Remember that the last thing they usually see is what they saw when they walked in. You want your buyers to make an offer, so make sure you make a first-class impression.
